From first call to completed build

Most of our clients have never built before. The process we've developed over dozens of projects on Koh Tao is designed to make that reality manageable — and to protect them at every stage.

Phase 1: Site discovery

We start with a site visit before any fee is discussed. If the plot doesn't work for the brief — topographically, legally, or logistically — we say so immediately. This saves everyone time.

Phase 2: Concept design

Once we have a site and a brief, we produce a concept package: site plan, floor plans, key sections, and a 3D model. This is where client feedback is most valuable and least expensive to incorporate.

Phase 3: Technical design and permits

We produce full construction drawings and manage the permit process. This phase typically takes 2–4 months. We don't rush it — errors in technical drawings are the most expensive kind.

Phase 4: Construction

We project-manage all construction on-site. Our site manager is present daily. We send weekly photo reports to clients wherever they are in the world.

Phase 5: Handover

Handover includes a full snagging walkthrough, appliance manuals, maintenance schedule, and contractor warranty documentation. We remain available for post-handover queries for 12 months.
